Flat Bush (Ormiston) is the country’s largest and most comprehensively planned town on 1700 hectares within the Howick Local Board area, south-east Auckland.

Construction has been taking place since 2014. By 2025, it’s expected the area will be home to at least 36,000 people. Auckland Council, Howick Local Board, Todd Development and other partners are working collaboratively on its transformation.

Work includes major road upgrades, improvements to the public transport network in the area, stormwater ponds and flood lands to ensure growth is well serviced.

Ormiston Town Centre

Retail growth continues with a 6000m² Pak'nSave opened in November 2015 and an initial 63 terraced houses to be completed in early 2016.

Once completed, it will include retail, cafes, restaurants, commercial office space, medical facilities, apartments, town houses, a library and multi-use facility, and an aquatic centre.

Library and community facility

This $19.7 million facility will be a heart for the community with a library, bookable meeting rooms and community spaces with a focus on the arts.

Aquatic centre

Proposed to include a lap pool, leisure pool, toddlers’ pool, spa, sauna and steam room, water play features, fitness centre, admin/kitchen/café and shop.

Barry Curtis Park

Currently includes an award-winning playground, skate park, basketball court, two community buildings, six full-sized sand carpets and two cricket ovals.

A walkaway/cycleway and playground on the Flat Bush School Road side, car park, changing rooms and public toilets are on the way.
