A proposed change to the Auckland Unitary Plan will add further planning controls and protection around development of the Three Kings quarry site where Fletcher Residential Ltd is building up to 1500 homes.
The housing development has been the subject of an extended planning process involving local community groups, Local Board, and the Environment Court.
“The plan change we are notifying reflects the agreement reached between Fletcher Residential Limited and community organisations including South Epsom Planning Group and Three Kings United,” said Celia Davison, manager – planning central and south.
“It introduces further enhancements to those already gained through a long and collaborative process to achieve acceptable outcomes for the various parties and also notes progress is being made on other aspects of the agreement that include a further land swap to ensure the Western Park is retained as open space.”
The proposed plan change does not alter the overall plan for Three Kings but will add a number of additional elements including:
- a minimum ground level on the quarry floor reducing the height difference between the development area and Three Kings Town Centre
- providing protection for five volcanic remnant features
- additional views from the development to Tātua o Riu-ki-uta (Big King)
- additional building heights along Mt Eden Road, consistent with the Unitary Plan
- planning controls for a meeting, educational and cultural facility for Tangata Whenua
- a non–complying status to breaches of particularly standards
- rezoning small areas of land and correcting some errors on zoning boundaries.
The council is informing all directly affected parties of the proposed plan change.
